The Primary Occupant listed on any reservation cannot be changed once a reservation is made and must present a valid ID at check-in.
Reservation Change Freeze
An 18-calendar-day change freeze will be applied to new reservations beginning May 1, 2025. All changes, including modifying arrival dates or transferring reservations, will not be possible within 18 days of the original booking date.

This house is located adjacent to the Assawoman Canal Trail outside of the park boundaries of Delaware Seashore State Park.

This House is reservable year-round.
We are unable to accept Walk-Up reservations for the Assawoman Canal House.
House has a three-night stay minimum year-round, except for the summer season. Seven night minimum stays are required from Memorial Day to Labor Day. No exceptions.
This location is not ADA accessible.
This is a dog-friendly house. If you bring your dog with you there is a pet fee of $25/pet per night, 2 dog maximum. You will be prompted to add your dog(s) while making your online reservation. Please visit Pets in the Park for additional information.
A minimum deposit of 1/2 the rental fee is required at the time of reservation if booking more than 60 days in advance. All payments must be made within 60 days prior to arrival. Credit card payments can be made online at delawarestateparks.reserveamerica.com or by calling 1-877-987-2757. Cancellations due to non-payment of balance due will forfeit deposit. NOTIFICATION WILL NOT BE SENT WHEN FINAL PAYMENT IS DUE.
No more than seven (7) persons, including children and infants, are permitted to stay in the house. One person in the party must be 21 years or older and must remain in the house, as a tenant, during the stay. Identification will be required upon check-in.
You will be required to bring all bed linens and towels. The house has one California King, one king bed, one queen bed and one double bed.
No smoking is permitted inside the house or screened porch; evidence of smoking is cause for immediate eviction and charges to Damage and Cleaning Deposit.
Quiet Hours are from 10:00 pm to 8:00 am. Undue noise or disturbance or failure to follow state parks rules and regulations shall be cause for immediate reservation cancellation without refund.
Designated Park staff shall have the right to enter the house at a reasonable hour to make repairs or replace appliances if needed, which will be completed within a reasonable timeframe.
Delaware now requires a fishing license to cover both salt water and fresh water fishing. This includes recreational clamming and crabbing. The license may be purchased at agents authorized by the Division of Fish & Wildlife. For more information call 302-739-9914.
Boats that are not registered in the state of Delaware must purchase a Ramp Certificate as required by the Division of Fish and Wildlife. There is no fee for boats registered in Delaware.
